QDo I have to clean out the home before you buy it?

You have options. If you want the highest possible offer, a cleared home helps. But if you don't have the time or capacity for that, leave what you can't take and walk away. We'll handle the rest. No pressure — just options.

QWhat if I owe back lot rent?

This is one of the most common situations we deal with. In many cases we can pay off your outstanding lot rent as part of the transaction — keeping an eviction off your record and your credit intact. Every situation is different, so call us and let's talk through yours specifically.

QWhat if the title is in a deceased person's name?

We deal with this regularly. As a licensed Colorado manufactured home dealer, we understand the title transfer process inside and out — including inherited homes, probate situations, and homes where the paperwork hasn't been updated in years. Don't let a complicated title stop you from calling.

QDo you buy homes in Wyoming too?

Yes. We serve the full I-25 corridor from Colorado Springs to Cheyenne and surrounding areas in both Colorado and Wyoming. If you're not sure whether we cover your area, just call and ask.

QHow fast can you close?

We've closed in as little as one week when the situation required it. We've also worked on timelines of several weeks or months — whatever works for you. When you accept our offer, you set the closing date. We follow your lead.

QWhat if my home needs major repairs?

We buy homes in any condition. Roof issues, plumbing problems, structural damage, homes that haven't been maintained in years — it doesn't matter. You don't repair a thing. We make you a fair offer based on the home as it is today.

QWill I really get a fair offer?

We'll give you an honest assessment of your home and what it's worth. We're not here to take advantage of anyone — and we'll tell you if we think another option would serve you better. Our business is built on referrals from park managers and realtors who trust us to treat their people right. That trust matters more to us than any single transaction.

QWhat if there are multiple family members involved in the decision?

We're used to this. We'll communicate with whoever needs to be part of the conversation and take the time to make sure everyone understands the process and feels comfortable. We've coordinated with families across multiple states. Just tell us who needs to be included.

QCan you help me find somewhere to go after I sell?

Sometimes, yes. We've helped people find senior housing, locate apartments that accept service animals, and identify resources for people in transition. We won't promise what we can't deliver — but we will do everything we can to make sure you have a place to land.

QWhat year homes do you buy?

We buy mobile homes of any year. Older homes — particularly pre-1977 — will typically result in a lower offer based on condition, but in many cases we can at minimum help you walk away from the ongoing obligation of lot rent. Every situation is different. Call us and we'll give you a straight answer.

QWhat if I'm being evicted — or the eviction has already happened?

Call us anyway. Evictions have timelines with more options than most people realize — and even after an eviction has already taken place, we can try to work with the park to understand what your options are. The sooner you call the better, but it's rarely too late to reach out.

QIs there any obligation when I call or fill out the form?

None. Calling us costs you nothing. Getting an offer costs you nothing. You are never obligated to accept. We want you to make the decision that's right for you — even if that decision isn't us.
